IT may seem the right thing to do when a potential buyer comes to view your home, but estate agents will probably say it is not a good idea for you to remain in the property at the same time.
While you may think it is perfectly natural to point out all the property’s best features and answer any questions the buyers might have, most real estate professionals disagree.
There is a time for being the perfect host, and a viewing is most definitely not the right time!
The reason? Well for one thing, when sellers are around, buyers feel less comfortable. They are likely to feel rushed and will spend less time in the home, since their visit feels like an imposition on the sellers.
This is most definitely not the feeling you want them to have. What you need is for them to feel relaxed and comfortable in their surroundings. This way they can take their time and give the property the attention it deserves and better still start to envisage themselves living in it.
Bear in mind that what you think are a home’s best features may not impress a prospective buyer. You may be simply emphasising a feature they don’t particularly like!
Buyers also tend to prefer asking an agent questions they may have and are more willing to bring up slightly awkward points. Your agent can then settle any minor issues that may have been a deal breaker otherwise.
So don’t be too keen – take a back seat and let the agent do the work when selling your home.
